About Carson Dunlop & Associates
Carson, Dunlop & Associates Ltd. is a consulting engineering firm which has been devoted exclusively to building inspections since 1978. The technical staff consists solely of consulting engineers, professional engineers and graduate engineers from Civil and Mechanical disciplines. The engineers have all been through an intensive four month in-house training program, and participate in various continuing education programs.
The firm specializes in the inspection of buildings and the preparation of condition surveys detailing the physical condition of the building structure and major components. Where improvements are recommended, time frames and ball park cost estimates are outlined for these areas.
Different buildings demand different inspections. Variables such as age, occupancy and type of construction have a bearing on how the buildings are inspected and the performance criteria by which they are judged. Our clients' needs dictate the degree of inspection and the specific issues to be addressed.
The company does not offer inspections as a sideline or as a way to obtain work in other fields. No design or repair work is performed by the firm, for example. Inspection work is our focus, allowing us to remain unbiased and independent.

Pre-Purchase Inspections
The acquisition of a property can be stressful, sometimes involving considerable uncertainty, and often with time constraints on the decision making process. A condition survey of the property removes a number of the unknowns and greatly increases the chances of a successful purchase. It makes good sense to know what one is buying.
In a pre-purchase situation, our strategy is to quickly provide the client with a description of the existing building condition. The building and its systems are not redesigned; instead the focus is on the performance of the building. Where appropriate, Carson, Dunlop projects life expectancies and provides repair and/or replacement cost figures in a broad ball park sense.
Pre-listing Inspections
A Carson Dunlop Pre-listing Home Inspection is an inspection that is performed before the house goes on the market. The benefits of this inspection help create a powerful marketing tool that can be used during the process of selling a house. Carson Dunlop performs pre-listing inspections, as do many other home inspection companies. Carson Dunlop does things a little differently.
Home Inspection Training Program Carson, Dunlop created their Home Inspection Training Program to be the premier distance education training program for home inspectors. Two decades of experience in home inspection and several years of providing classroom training for aspiring inspectors provided the foundation for this program. The Home Inspection Training Program is broken down into ten modules, each of which includes study sessions, quizzes, tests, field exercises and a video tape to demonstrate real world conditions.
Sales of Our Reporting System
The Home Reference Book - Carson, Dunlop supplies The Home Reference Book to approximately 200 home inspectors throughout North America. This 400 page three-ring binder was authored in 1988. The 19th edition is currently in print. This report writing system is extremely comprehensive yet easy to understand. It has been widely accepted by consumers, Realtors, and relocation companies.
